Residence without front desk reception, autonomous access with 2 passcodes.
Compulsory online check-in, entry with remote assistance from 2PM to 7PM (GMT+1)
Communicate arrivals outside these hours is mandatory.
Any guest under the age of 18 needs to be accompanied by at least 1 adult. Children under the age of 3 do not need to book a separate bed. Children above the age of 3, will be charged as an extra guest. A crib can be requested free of charge with prior notice before day of arrival. All minors need to have a valid form of ID.

A One-off €15 supplement is applied if accompanied by 4-legged animals up to 10kg (cats and dogs, max 1 per room).
Room cleaning every 2 days and at the check-out; in case of 30+ days bookings, special conditions may apply

The following conditions are only valid for direct bookings (made through our website, email or, by telephone). Different conditions may apply for bookings made through third party sites; for these, we invite you to read the conditions on the respective booking channel.
For Non-Refundable rates, there is no possibility of refund or date change. All sales are final.
For Standard rates, no percentage is retained for cancellations up to 1 day before arrival.
eg. Free cancellation until Saturday at 2PM (GMT+1) for arrivals on Sunday.
For cancellations from 2PM (GMT+1) the day before the arrival, the following will be retained:
- 50% of the total, for one-day bookings
- the total of the first night for longer bookings.
For no-show on the day of the arrival, the reservation is non-refundable.

To confirm a telephone reservation, payment of the total amount by credit card or bank transfer is mandatory.

Otherwise, if communications or payment do not arrive 5 days prior to arrival or for last-minute bookings by the date established with the staff, we reserve the right to cancel the reservation.
The change of date for standard rate:
- Free up to 5 days before the arrival, applicable only once.
- Within 5 days of arrival, the reservation is non-amendable/non-refundable.
San Felice Residence takes NO RESPONSIBILITY for any stolen, damaged or lost personal items.
Complementary water offered by San Felice Residence comes from drinkable potable water source provided by the city of Bologna.
Breakfast is included, outside of residence, in the form of a breakfast coupon that can be used in two nearby bars.
